Subject: 19/0161/FM - Pisces Country Park - Bedford Bank Welney

Hi Keith,

In relation to this application I would like to draw attention to the comments of the EA who share my concern over the use of a treatment plant for foul waste. This was also raised for planning application 18/00752/F by another member of this team

Due to the fact that the accommodation is temporary and there will be periods where the accommodation is unoccupied a sewage treatment plant is unsuitable. Treatment plants will be unlikely to work effectively if they are not in regular use.

The EA are also requesting further information about how the local water environment will be protected from pollution given that the treatment plant would need to have a discharge point and may be unlikely to work effectively in these circumstances.

Whilst there have been no complaints about the site or reports of the existing package treatment plant not performing effectively with the amount of caravans I would expect to see verification of the systems suitability.

Therefore I would recommend the following condition be attached to any approval;

04001 Foul and Surface Water Drainage Details
No development shall commence until full details of the foul and surface water drainage arrangements for the site, including percolation test results, have been submitted to and approved in writing by the Local Planning Authority. The drainage details shall be constructed as approved before any part of the development hereby permitted is brought into use.
